375 Hudson Street

This BMS upgrade and retrofit project is part of the New York States Real Time Energy Management program (RTEM). The RTEM program allows our client to receive credit rebates toward their project when they meet certain criteria.

TMBA has installed a new BMS. We replaced the four cooling towers, and added a pump room with 5 condenser water pumps. The cooling towers and pumps have been added to the new BMS. We have also replaced and tied in the Mammoth AC units serving the tenant floors. We added the outside air fans and the cellar equipment, including the generator, sump pumps, steam heat exchangers, and domestic water pumps to the BMS.

TMBA also installed Schneider Electric’s Building Advisor, which will monitor all the BMS data points and will highlight additional potential energy efficiency measures, as well as indicate mechanical malfunctions.
